The bigger picture.

Landlord tax and accounting support brings property records, tax reporting, and upcoming decisions together. The work is tailored to your ownership, records, and goals.

Meet Jeff Huang, CPA, MBA ↗
01

Accounting by property

Organize rental income, operating costs, loans, and owner contributions so you can review each property on its own.

02

Rental tax preparation

Connect your records with the return. Review depreciation schedules, repair and improvement records, ownership, and filing needs.

03

Year-round tax planning

Discuss estimated taxes, rental losses, major spending, and changes in income before year-end decisions are made.

04

Portfolio & transaction support

Review cash flow, reserves, and the tax questions around a purchase, refinance, sale, or ownership change. Ongoing advisory or virtual CFO support is scoped to your needs.

A useful distinction

Cash in the bank.
Income on the return.
Two different views.

A rental can generate cash and still show a tax loss—or use cash while reporting taxable income. Understanding the difference helps you ask better questions.

CASH FLOWWhat moved?

Rent received, bills paid, debt payments, and cash set aside.

TAX REPORTINGWhat is reportable?

Rental income, allowed expenses, depreciation, and applicable limits.

PROPERTY RECORDSWhat supports it?

Closing documents, invoices, loan statements, and prior schedules.

YOUR DECISIONWhat comes next?

Hold, improve, refinance, buy, sell, or plan a transfer.

Timing matters

Bring us in while
you still have choices.

DURING OWNERSHIP

Build a regular rhythm.

Review rent, expenses, vacancies, reserves, and upcoming spending. Keep each property’s records separate.

BEFORE MAJOR WORK

Document the project.

Keep the scope of work, invoices, and dates. Repair and improvement treatment depends on the work and the facts.

BEFORE A TRANSACTION

Review before closing.

Discuss ownership, financing, basis, and sale questions early. If considering a 1031 exchange, involve your CPA and qualified intermediary before the sale closes.

Repair, improvement, and depreciation references: IRS Publication 527. A transaction review does not establish eligibility for a tax strategy.

What working together looks like

A clear starting point.
A practical way forward.

STEP 01

Share the situation.

Tell us about your properties, ownership, records, and next decision. We confirm fit, fees, and scope.

STEP 02

Connect the records.

Share documents securely. We identify gaps and review the accounting and tax questions in the agreed engagement.

STEP 03

Clarify the next steps.

Review the findings, responsibilities, and timing. Coordinate legal, lending, or exchange questions with the appropriate advisors.

Before the first conversation

A property-by-property
starting checklist.

For the intro call, start with how many properties you own, how they are held, and what you want to do next. For detailed work, gather:

Share confidential records through the secure client portal when requested. Do not send tax IDs, bank information, tenant details, or financial documents through the public inquiry form.

  • Rent rolls, property manager statements, and income and expense summaries
  • Mortgage, escrow, property tax, insurance, and HOA records
  • Repair invoices and improvement costs, with project dates
  • Purchase, refinance, and sale closing statements
  • Prior returns, depreciation schedules, and ownership documents

Questions from rental owners

Before you
get started.

Clarity starts with the right questions.

Call (626) 943-2888 ↗
Can you help if I own just one rental?

Yes. Start with your property, records, and the help you need. We confirm whether tax preparation, accounting cleanup, or planning fits your situation.

I already have a property manager. Do I still need a CPA?

A property manager’s reports are useful inputs. CPA work connects those records with your tax return, depreciation, ownership, and broader financial decisions. The roles can work together.

Can I deduct all of my renovation costs right away?

Not necessarily. Repairs and improvements can receive different treatment. Keep itemized invoices and a clear description of the work so the treatment can be reviewed. See IRS Publication 527.

Will rental losses reduce the tax on my salary?

Not automatically. Passive activity and other loss limits may apply. Income, participation, ownership, and the type of rental activity can affect the result.

What if I have a short-term rental or use the property myself?

Tell us about guest stays, services provided, and personal use. These facts can change the reporting and planning analysis, so we confirm the right scope before work begins.

What will it cost, and what happens on the intro call?

The call confirms your needs, timing, and fit. Fees depend on property count, ownership, record quality, and complexity. Detailed analysis and recommendations require a paid engagement.

Before your next property transaction

Buying, refinancing, or selling?

Connect your rental records with the tax, cash-flow, debt, ownership, and timing questions behind the next decision.

Before your next property decision

Know your numbers.
Plan your next move.

Tell us about your rentals and what’s coming next.

General information only. Tax treatment depends on your facts and applicable law. Legal, lending, and exchange services require the appropriate professionals. No tax savings or transaction outcome is guaranteed.
